How much does renting a room in Warsaw cost

Rent: from 1000 to 2700 PLN

The average across our offers is 1532 PLN per month for a room in a shared flat. The spread is wide and almost all of it comes down to location and floor area: the cheapest rooms sit on the outskirts, the most expensive ones in the centre and in Mokotów.

Utilities: about 490 PLN

This is the part most listings stay quiet about. With us utilities are a single fixed amount added to the rent, covering electricity, water, heating, internet and the cleaning of common areas. A fixed amount instead of a meter settlement has one advantage that only shows up in January: the heating bill never surprises you mid-winter.

Deposit: rent + utilities + 300 PLN

We calculate the deposit with a formula rather than by feel: the rent for your chosen term, plus utilities, plus 300 PLN. We return it after the tenancy ends and after settling any damage — ordinary wear and tear is not damage and we deduct nothing for it.

What you need up front

The real cost of moving in is the first month's rent plus utilities plus the deposit — roughly three monthly payments at once for an average room. If you move in mid-month, the first rent is pro-rated by the number of days rather than charged in full.

What you do not pay

A commission. We manage every flat in our offer ourselves, so there is no agent entitled to half a month's rent for opening a door. The amount in the listing is the final amount.

Why a shorter contract costs more

The price depends on how long you sign for. A contract running to the end of the academic year is the cheapest, because it means the room will not stand empty in November. The shorter the term, the higher the rate — on every offer page you can switch between terms and see the amount immediately.
