We run 150 rooms and studio flats across 32 apartments in Warsaw — in Bemowo, Praga-Południe, Mokotów, Bielany, Żerań and the city centre. You sign the contract directly with us, with no commission and no agent in between. Prices start at 1000 PLN and the average is 1526 PLN per month.
On top of the rent there is one fixed charge for utilities — usually 490 PLN — covering electricity, water, heating, internet and the cleaning of common areas.
Photographs of the room and the common areas, the floor area, the floor, the utility and deposit amounts, and the date the room becomes free. Some offers also include a video walkthrough. We state openly who already lives in the flat — how many people and how old — because in a shared flat that matters more than the floor area.
For every flat we have pre-calculated the commute to fifteen Warsaw universities, by public transport and by car, from ZTM timetables. Pick your university in the filter above and the list will sort itself from the closest one.
We arrange a viewing, sign a fixed-term contract and write a handover protocol with photographs — that protocol is what decides your deposit refund. After moving in you get access to a tenant panel with your settlements, where you report faults and submit meter readings.
No. We manage every flat in our offer ourselves, so there is no agent and no commission. The advertised amount is the rent, with only utilities added.

The deposit is the rent plus utilities plus 300 PLN. We return it after the tenancy ends and any damage is settled.

Yes, some rooms are available immediately and carry a green badge on the list. The rest become free on the dates shown and can be reserved in advance.
Yes, and we always encourage it. Viewings are arranged by phone or through the enquiry form on the room you are interested in.
